As with the Section 25 Notice above, the Landlord needs to specify the grounds for opposing the Tenant’s request, which have to be one or more of the following: (a) Tenant’s failure to repair and maintain, (b) Delay in paying rent, (c) Tenant’s breach of current Tenancy Agreement, (d) Landlord to provide reasonable alternative premises (e) Landlord only let part of premises and now requires all of premises for commercial purposes /value (f) Demolition or reconstruction of the premises, or (g) Landlord requires premises for themselves.
