What is it?

Our Commercial Lease provides many options for the Landlord and Tenant, so they can create a highly individual document to suit their needs.

Options include, short-term lease (less than 7 years), or a long-term lease (in excess of 7 years), which need to be registered with the Land Registry, whether the Landlord wishes to lease all or part of the property. The Lease is also adaptable for a variety of situations such as café, newsagent, dentist etc.

The lease itself contains all of the standard terms and conditions as would be expected, including the option to have guarantors and renewal clauses, but additionally, allows Landlord to insert any extra conditions they would wish to incorporate. These extra terms will be checked by a qualified lawyer to ensure they are lawful and of they are they will be inserted into the agreement. If they are not or there is uncertainly the Landlord will be contacted for further discussion.

The lease is adaptable for both Landlord & Tenant Act 1954 situations and for situations, where the Landlord and Tenant wish to contract out of the provisions of the Landlord & Tenant Act 1954.

You should note that you will also require the notices to opt out of the Landlord & Tenant Act 1954 which should be served before the signing of the commercial lease. These are also available in the Commercial Tenancies section of our website.
