What is it?

To legally end a Business tenancy, the landlord must firstly serve a valid Section 25 Termination Notice. This can often be overlooked by landlords and tenants alike, especially when they are in a fixed term tenancy.

Importantly, the landlord needs to ensure that the notice that is served is valid. Principally, it must be served at least 6 months, but not more than twelve months, before the termination date, and also be served to end after the tenancy agreement has come to an end.

The landlord does not need to specify any reason for ending the tenancy agreement. However, should the tenant wish to seek the Court's permission to extend the tenancy agreement, the landlord can take pre-emptive action by stipulating on what grounds he/she would be disputing the tenants application .
